Mapei UltraCare Low-Sheen Sealer & Finish

UltraCare Low-Sheen Sealer & Finish is a one-step, water-based coating that provides a durable, satin, low-sheen finish along with maximum stain resistance. Unlike the penetrating sealers in the UltraCare line, this one sits on the surface rather than soaking in — sealing and finishing in a single product instead of two separate steps.

Non-yellowing and UV-resistant, so the finish holds up over time without discoloring. Use on unsealed, textured, flamed, honed, and tumbled natural stone, cementitious grout, terra cotta, Saltillo, quarry tile, terrazzo, concrete, pavers, and masonry. Also works as a pre-grouting sealer.

Best practice: seal porous stone before grouting, then apply again after the grout has fully cured (24–72 hours, depending on the grout manufacturer's instructions). Glazed ceramic and porcelain tile have almost no porosity and generally don't need sealing.

Do I need a separate sealer and finish product? No — this is a one-step product that seals and finishes at the same time.

Will it yellow over time? No — it's formulated to be non-yellowing and resistant to UV light.

Can I use it on glazed porcelain tile? Not necessary — glazed ceramic and porcelain have almost no porosity and don't typically need sealing. It's more suited to porous surfaces like natural stone, terra cotta, and grout.

How soon can I seal new grout? Wait 24 to 72 hours after grouting, depending on your grout manufacturer's cure-time guidance.
